Resident FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and with more than 40 years serving the Charleston rental market, we have seen how quickly the right home can go. A completed application, valid forms of identification, and required fees are what secure your place. We encourage prospective residents to apply as soon as they find a property they love so they do not miss the opportunity. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, residents are required to pay the first month's rent and a security deposit prior to receiving keys. Our team will walk you through the exact move-in requirements for the property you are interested in so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable at the end of the lease, provided the home is returned in good condition with no damage beyond normal wear and tear and all lease terms have been fulfilled. Deductions may apply for unpaid rent, excessive cleaning, or repairs beyond normal use. We handle security deposit dispositions in accordance with South Carolina law and are committed to a fair and transparent process for every resident. -
You have a property I want to rent. How do I apply?
We make applying straightforward. Applications can be submitted online or in person and require a completed application form, an application fee, proof of income, and valid forms of identification. Our team has been helping Charleston residents find the right home for over four decades, and we are here to guide you through each step of the process. -
How do I pay rent?
Rent can be paid online through your resident portal, by automatic bank transfer, or by check or money order depending on the property. We encourage residents to take advantage of online payment options for convenience and to ensure payments are received on time each month. -
I want to get a pet. What should I do?
Before bringing a pet into your home, review your lease agreement and reach out to our office. Some properties welcome pets with a Pet Fee and additional pet rent, while others have restrictions based on the property owner's guidelines. Getting approval in writing before bringing a pet home protects both you and your tenancy. -
I want to move out, but my roommate wants to stay. What should I do?
Because all parties on a lease share equal responsibility for the full lease term, a change like this requires management approval. The remaining resident may need to qualify for the lease independently or identify a replacement resident who meets our application requirements. Contact our office as early as possible so we can help find the right path forward. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice of your intent to vacate before the lease end date. Check your lease for the required notice period, then submit your notice in writing by the deadline stated in your agreement. Reaching out to our office early gives everyone time to handle the transition smoothly and helps protect your deposit.

Who is responsible for paying for repairs and maintenance requests?
Routine maintenance and repairs are handled by our property management team, and we take that responsibility seriously. Residents may be held responsible for damages resulting from negligence or misuse of the property. All maintenance requests should be submitted promptly through the appropriate channels so we can address issues quickly and keep your home in good condition. Timely communication from residents helps us take care of problems before they grow into larger ones.
