Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Price is Not Always Right

After more than 40 years of guiding Charleston homeowners through the selling process, we can tell you with confidence: the highest offer is not always the best offer. The initial number on the table is rarely final, and the terms and conditions attached to it can make all the difference in your final outcome. Our team draws on decades of local market expertise to help you navigate every proposal and accept the offer that truly serves you - from the buyer who is truly the right fit.

Negotiating To Win

Fair, ethical negotiation isn't just a policy for us - it's part of the reputation we've built across the Charleston area for four decades. We put our clients first at every stage of the offer process, helping you make confident, informed decisions while keeping the buyer engaged and the deal moving forward.

The Initial Agreement and Deposit

Once you and the buyer reach an agreement, you'll both sign the Purchase Agreement, and the buyer will place a deposit into the escrow account. An escrow, or closing agent, is a neutral third party - typically a title company or attorney - responsible for holding, receiving, and distributing all funds related to your property sale until closing day.

Requirements vary from state to state, but generally, a legally binding agreement requires considerations - deposits held in escrow pending the fulfillment of contingencies outlined in the Purchase Agreement.

A few tips from our team to help keep things running smoothly:

  • Keep written records of everything. Counter-offers, verbal agreements, and addendums should all be documented and signed by both parties. We'll draft all written records and provide copies for you and the buyer to keep on hand.
  • Stay on schedule. You and the buyer will follow a timeline for completing every contingency in the Purchase Agreement. Meeting these deadlines keeps negotiations productive and protects both parties from breaching the contract. We'll keep you informed every step of the way, so you always know what's next.

With more than 40 years of experience serving Charleston homeowners, we're here to make this part of the process as straightforward and stress-free as possible.

Tips For Selling

Deep Clean icon

Give Your House A Deep Clean

First impressions mean everything. Before your home hits the market, give it a deep clean, toilets, surfaces, floors, rugs, and bathrooms included. For best results, consider calling in the professionals to make sure your home is presented at its absolute best.

Declutter icon

Declutter The Home

A clutter-free home lets buyers focus on the property itself, not the piles of mail, laundry, or general mess. Buyers want to picture their own belongings in your space, not work around yours. Decluttering and organizing goes a long way toward making your home appealing.

Call A Handyman

Before listing, take care of the repairs that need attention. When buyers can tell a home has been well maintained, it gives them greater confidence and peace of mind, and that can make all the difference in a sale.
