Closing The Deal

It’s Time to Celebrate!

Moving In

Some celebrate with champagne, and some are simply thankful to reach the finish line! Either way, after more than 40 years guiding Charleston homeowners through this process, we know exactly what final steps deserve your attention before the keys are officially yours.

Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the home before it becomes yours. By this stage, every contingency in the Purchase Agreement should be satisfied, and the seller's belongings should be completely cleared out. This inspection typically happens the day before or the day of closing, giving you one last chance for peace of mind before you sign.

Closing

Once you're satisfied with the walk-through, it's time to close. You, the seller, and the closing agent will sign the settlement agreement, a document that confirms every financial detail of the transaction is accurate and accounted for. You'll also sign your loan documents and deposit the balance of your down payment and closing costs into escrow.

If you're bringing funds to the table, you have two options: a certified bank check for the amount listed on your settlement statement, or an electronic wire transfer directly to the escrow account. Once everything is finalized, the deed is recorded at the County Recorder's office, and just like that, you officially own your Charleston home.

Don't Max Out Your Budget

Just because you're approved for a certain amount doesn't mean you should spend it all. Leave room for closing costs, taxes, and the repairs or updates every home eventually needs.

Make sure the area truly fits your life. Are you close to good schools? Is shopping and daily life convenient? Charleston has a lot of character from neighborhood to neighborhood, and finding the right fit matters.

What Price Range Can I Afford?

Resources For Charleston Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
